Mountain Park Ranch is a subdivision in Ahwatukee that we, as a team, live in and work in. It is also our farm area.  I was looking for some statistics on the neighborhood for us to doorknock the farm with.  We really like to keep our clients up to date with current market information.

I looked at Median Home Sale price for homes in Mountain Park Ranch over the last 2 years and the graph below is what came from that.



I was actually very surprised.  What I have been seeing in running these kinds of numbers for other communities is an abrupt drop off in prices in October of 2007 when the sub-prime market fell out.  I have also been seeing an overall steady decrease in prices - not this kind of upswing.  I thought maybe this was a statistical anomaly, but it is representative of too many houses for that.  I'll just have to keep an eye on it.

If you have any input as to why the numbers might have fallen out this way, I'd love to hear it. It certainly is not representative of other Ahwatukee communities I've looked at, or Ahwatukee as a whole.
