Selling Your Home in Today's Market - Price and Presentation

It's a tough Real Estate market out there right now.  Things have changed a lot since 2005 when a house went on the market and was sold in a matter of days for asking price - or above.  Today there are 56,200 homes on the market in the Phoenix metropolitan area, and less than 5,000 of those homes are selling each month.  The statistics show that there is about a 13 month supply of homes on the market right now!

So, how do you make your home one of the small percentage of homes that gets sold each month?  Price and Presentation.  As Realtors, we see every day, homes going on the market at much higher prices than the market will bear.  Since the peak in 2005, home prices in Phoenix have been dropping.  In the past 12 months, home prices in Phoenix have dropped 6.6%.  In order for a home to sell quickly in todays market, it must be priced correctly. 

The second half of the equation is presentation.  Buyers have a lot of homes to look at and choose from and the ones that are selling are those that have been staged nicely.  I have asked Lori Noble to write a bit about getting your home ready to sell.  Lori owns and operates Accentuations, specializing in Interior Design, Home Staging and Custom Accents.  She can be reached at 480-688-5793.

You have taken the challenge...selling your home.  The first step in this task is to re-think your activities to achieve your final objective.  Think of this as selling your former house. You have already mentally moved on to your new home.  The challenge you face is to make your house the one that every buyer clamors for.  Make your house one that entices buyers and gets you your quested price.

Simple things first:  fix all broken items, leaky faucets, sticky doors, patch holes and paint if necessary, clean all fingerprints from all surfaces, clean any stains and dirt from all flooring as well as walls.  Remember, you want the best price you can get for your house.  To do so, you will need to make it desirable.  Look at all drawers, cabinets and closets.  Now, de-clutter.  You want to show people how much storage you have, not how much "stuff" you have.

Try to be objective and think of this as your job to market your house.  De-personalize it.  Remove personal items, collectibles, family portraits, excessive toys, stacks of papers and magazines, non complimentary furniture pieces and stuff attached or taped to the refrigerator or cabinets.  Remember, this is no longer your home.  It is your house, therefore, your job to market to potential buyers.
